LifeSource, a local non-profit organization in the Upper Midwest that specializes in organ and tissue donations, was seeking to relocate their headquarters which was previously located in Saint Paul. The site which LifeSource selected for their new headquarters was located along West River Road North in Minneapolis. The property is located on the Mississippi River with views of downtown Minneapolis. At the time of the redevelopment, there was only a single story on-slab office / warehouse present, which was in poor condition and was rented to a commercial laundromat. The site went into foreclosure and was owned by a consortium of banks. The project is unique because the beautiful LifeSource headquarters building and memorial Healing Garden replaced an underutilized eyesore. The building also has a strong relationship with the Mississippi River. The project contributes to the redevelopment and cleanup of the former industrial riverfront on the north side of Minneapolis and resulted in the removal of a significant source of contamination along the Mississippi riverfront.
