Be The Match

This project allowed Be-The-Match/National Marrow Donor Program (NMDP) to relocate its headquarters office building to a high-visibility area in the North Loop neighborhood of downtown Minneapolis. The success of the Be the Match Program is incumbent on building awareness about the need for volunteer donors as up to 70% of those in need of a bone marrow transplant do not have a family member who is a match. By selecting a highly visible location across the street from Target Field and Target Field Station, NMDP increased opportunities to connect with individuals and organizations and build its base of nearly 13.5 million volunteer donors. The Metro Blue and Green Lines share a stop at Target Field Station, which hit 60,000+ average weekday boarding’s meaning many thousands of potential new volunteer donors traveling past the headquarters each month.

First, the project had to overcome the challenges that the property’s long industrial history posed. United Properties’ due diligence assessment prior to acquisition identified a significant volume of solvent contaminated urban fill overlying soft swamp deposits. The chlorinated solvent impacts originated from the long-time use of the Site as a commercial printer. Further adding to contamination at the Site was an historic petroleum release from a leaking underground storage tank. This environmental impairment resulted in significant projected cleanup costs which nearly derailed early redevelopment plans.

When the project broke ground in 2014, it was the largest build to suit office building in the North Loop. Since 2010, the area has seen significant growth and investment from an area that previously was associated with surface parking lots, railyards and other industrial properties.  The project, which substantially grew the property’s tax base, continues to contribute to the neighborhood’s economic vitality and vibrancy by employing 900 workers who benefit from the nearby transit and housing options.
