700 Central is located at the prominent intersection of Central Avenue NE and 7th Street SE on a 1-acre site originally developed by the furniture manufacturer McLeod & Smith, Inc. in 1897.   By the early twenty-first century, the property was vacant, a blight on a prominent corner of a neighborhood in transition.  Nolan Properties Group and Bader Development purchased the building and vacant lot out of foreclosure, listed the property in the National Register of Historic Places, and with the aid of historic tax credits and environmental brownfields grants, launched a renovation.

Some of the challenges this project faced included working with both timber-frame and reinforced concrete structural types; extensive interior and interior abatement of asbestos, lead-based paint, and other hazardous materials; reconciling the demands of historic preservation with effective clean-up; the removal of an oil-water separator from one of the buildings; and removing environmentally impacted soils adjacent to the existing historical buildings and commuter-heavy 7th Street.  The remedial action plan also included the installation of an active sub-slab vapor mitigation control system within the existing buildings and a passive vapor mitigation system at the newly constructed parking garage.

The unique original character of 700 Central is now being rediscovered and new energy infuses the area.  This urban renewal mixed use project enhances the neighborhood by creating a lively, pedestrian friendly, transit oriented, and environmentally safe property. The property’s reconfigured site layout, new attractive landscaping and green areas, new sidewalks, enhanced pedestrian access, vehicular circulation, and additional parking not only significantly improves the community image but adds community amenities. 700 Central is now home to a vibrant residential community and restaurant.
